Dubai Hills Business Park is a modern commercial development by Emaar Properties, situated within the expansive Dubai Hills Estate. Completed in 2021, the park comprises four eight-story office buildings and a seven-story car park, collectively spanning 150,000 square meters.
The complex offers flexible leasing options, including individual offices, full floors, or entire buildings. Amenities include ground-floor cafeterias, landscaped green spaces, and proximity to Dubai Hills Mall and public transportation. The park’s strategic location provides easy access to major destinations such as Dubai International Airport, Burj Khalifa, and Palm Jumeirah.
The objective is to design an office building following the Dubai Hills Business Park typology, incorporating commercial and retail spaces. A Jumaa mosque is also planned adjacent to the building, with a Concept Design package to be provided for further development to the IFC stage.
The project involves the development of a new office and retail building within Dubai Hills Business Park, featuring a podium that provides parking for both uses. A separate parking area will be designated for mosque visitors. The scope also includes the design of a new mosque landscape and the mosque’s architectural redesign. The new building will align with the existing Dubai Hills Business Park typology.
The plot will be composed of a 2B+G+2P+8 structure.The building will be designed as Shell and Core apart from the FOH and BOH Common areas. The landscape design should be in coordination with the communities and the surrounding buildings landscape.
